Privacy policy

East Blue Horizon Co., Ltd. (บริษัท อีสต์ บลู ฮอร์ไรซอน จำกัด), trading as Eastblue Real Estate ("we", "us"), respects the privacy of visitors to www.eastblueth.com (the "Site"). This policy explains what we collect, why, who we share it with and what rights you have under Thailand's Personal Data Protection Act B.E. 2562 (2019) (PDPA). If the Thai and English versions differ, the Thai version prevails.

2. What we collect
2.1 What you send us when you get in touch. The Site has no forms. You contact us through the LINE, phone or WhatsApp buttons, which open those apps. We receive what you choose to send: your name or app display name, phone number, messages, the listing codes you ask about, and details such as budget or move-in date. Some LINE and WhatsApp buttons pre-type a message containing the listing code; you can edit or delete it before sending. This is recorded in our customer management system.
2.2 How the Site is used (Google Analytics 4 and Google Ads). We use Google Analytics 4 to see which pages are visited and which contact channels are used, and Google Ads to measure whether our ads lead to an enquiry.
- Before you consent, the Site tells Google not to store cookies or other data on your device. Google still receives cookieless signals such as the page viewed, time, device and browser type, and the referring site.
- If you press "Accept" in the cookie banner, Google sets cookies to count users, return visits and ad results (see section 8).
- When you tap a contact button, we record which channel (LINE, phone or WhatsApp), on which page, in which language, and the listing code and building you were viewing. We do not receive the content of messages you send in those apps.
- Search terms you type appear in the results page URL and may therefore appear in our visit reports.
2.3 Saved listings (♥). Saved listing codes are kept in your own browser (localStorage). There is no account, and the list is not stored on our servers. When you open your saved page, your browser sends only the listing codes to fetch current prices and availability. You can remove items at any time by tapping the heart again or clearing site data in your browser. "Send my list on LINE" places the codes in a LINE chat for you to send yourself.
2.4 Technical data from our host. The Site is hosted on Vercel, which records routine access data such as IP address, browser type, requested page and time, to run the Site and protect it from attack. This is kept for the period the provider sets.
2.5 Embedded Google Maps. The contact, building and listing pages embed Google Maps. When a map loads, your browser connects to Google directly, and Google may collect data such as your IP address and use cookies under Google's privacy policy.
2.6 Links to other sites. Links to LINE, WhatsApp, Facebook, TikTok, YouTube, Instagram and Google Maps take you off our Site; those platforms' own policies apply.

4. Sharing
We do not sell your personal data, and we do not pass your contact details to property owners: viewings and negotiation go through our staff. The details in a lease or sale agreement are the ones you give the other party yourself when you sign. We may share what is necessary with:
- service providers acting for us: Google (Analytics, Ads and Maps), Vercel (hosting), Supabase (the Site's database and our customer management system), LINE and WhatsApp (messaging);
- authorities or others where the law requires.
5. Transfers outside Thailand
Some providers in section 4 store or process data on cloud servers outside Thailand, in the Asia region. We use providers with recognised data-protection safeguards and send only what the service needs.
6. Retention
- Contact records where no agreement was made: 2 years from your last contact with us
- Records relating to a lease or sale: 10 years after the agreement ends, and accounting records for as long as accounting and tax law requires
- Google Analytics data: 14 months
- Saved listings and your cookie choice: in your browser until you delete them
After that, we delete the data or make it no longer identify you.
7. Your rights
You have the right to access and obtain a copy of your data; have it corrected; have it deleted, destroyed or anonymised; restrict its use; object to its collection, use or disclosure; receive it in a machine-readable format and have it sent to another controller; withdraw consent at any time (without affecting what was done before); and complain to Thailand's Personal Data Protection Committee. Contact us through section 1. We will respond within 30 days of receiving your request and may ask you to verify your identity first.

You can accept or reject analytics and advertising cookies in the cookie banner, and change your mind at any time with "Cookie settings" at the foot of every page. If you switch to rejecting them, the Site deletes the Google cookies already set. You can also delete cookies in your browser settings.
9. Security
The Site is served over an encrypted connection (HTTPS). Access to customer data is limited by each staff member's role. If a personal data breach occurs, we will notify the authority and affected people as the law requires.
10. Minors
The Site is not designed for minors and we do not knowingly collect their data. If you are a parent or guardian and believe a minor has sent us data, please contact us so we can delete it.
11. Changes
We may update this policy from time to time and will show the date of the latest update at the top. We will announce significant changes on the Site.
